Although location is generally considered the top indicator of a home's value, condition can make a significant impact as well. While you can't change your home's location, you can improve its condition.

 If the exterior paint is peeling or a shutter is missing, potential buyers may take one glance and decide to look elsewhere. Such signs of neglect as ceiling stains or broken appliances can indicate that other problems may be present. These flaws detract from a home's overall appeal and may weaken that important first impression.

Put some time and effort into keeping your home neat, clean and well-maintained. It's easier to make repairs as they're needed rather than wait until the list grows and the costs rise.

Follow manufacturer-recommended maintenance for major appliances. Keep a calendar to remind you of routine projects, from changing filters to cleaning gutters and inspecting the roof. Ongoing attentiveness to your property will result in peace of mind and profit potential.
